HOA Announcements – December 2020

Happy Holidays, members of Sabal Point HOA.  We are writing mainly to wish each of you Happy Holidays as the year winds down.  There are also quite a few things going on in the neighborhood that we wanted to address as well.

First and foremost, we wanted to let you know that we did make a mistake with our original budget coming out of the November budget meeting.  We had intended to increase our annual assessment 5%, but due to fat fingers and a calculator error, we made a mistake.  That mistake carried through to the actual mailing.  At our December meeting, we rectified the error, and everyone will receive an updated mailing with the proper amount due for the annual assessment.

We spoke to some of the employees at Atlantic Pipe Services.  You may have seen some of their trucks, equipment, and employees throughout various parts of the neighborhood since November.  APS is in the process of cleaning out and replacing some of our sewer pipes.  This process has and will result in damage to concrete in the streets, common areas, and driveways, damage to sod, a disruption to our travel patterns, and blocking of roadways.  APS has assured us that when all the sewer work is completed, the damaged concrete, roadways, curbs, driveways, grass and sod will also be replaced.  Unfortunately, APS estimates that the work and repair will last until the end of January 2021.  Until then, please be aware of the workers and our residents that may be driving, walking, or running in unconventional positions within the roadways in order to provide safe distancing from the workers.

Finally, we wanted to touch on an issue that seems to be popping up more often than usual.  You may have noticed that we are seeing more bears in the neighborhood lately.  At our December meeting, we had a member of the community, who is a nature enthusiast, explain that with some of the road construction occurring north and east of us, the bears are being forced to migrate towards our neighborhood (did you know a bear can migrate up to 80 miles in a given year?).  That restriction to their migration patterns, along with a high acorn crop in the neighborhood, has resulted in what appears to be increased bear activity.  Please keep an eye out for our furry friends and do your best to make things less attractive to them, including not putting out trash until the morning of pickup and keeping garage doors closed, especially if you have a refrigerator in the garage.
