Happy Holidays, members of Sabal Point HOA. We are writing mainly to wish each of you Happy Holidays as the year winds down. There are also quite a few things going on in the neighborhood that we wanted to address as well.
First and foremost, we wanted to let you know that we did make a mistake with our original budget coming out of the November budget meeting. We had intended to increase our annual assessment 5%, but due to fat fingers and a calculator error, we made a mistake. That mistake carried through to the actual mailing. At our December meeting, we rectified the error, and everyone will receive an updated mailing with the proper amount due for the annual assessment.
We spoke to some of the employees at Atlantic Pipe Services. You may have seen some of their trucks, equipment, and employees throughout various parts of the neighborhood since November. APS is in the process of cleaning out and replacing some of our sewer pipes. This process has and will result in damage to concrete in the streets, common areas, and driveways, damage to sod, a disruption to our travel patterns, and blocking of roadways. APS has assured us that when all the sewer work is completed, the damaged concrete, roadways, curbs, driveways, grass and sod will also be replaced. Unfortunately, APS estimates that the work and repair will last until the end of January 2021. Until then, please be aware of the workers and our residents that may be driving, walking, or running in unconventional positions within the roadways in order to provide safe distancing from the workers.
Finally, we wanted to touch on an issue that seems to be popping up more often than usual. You may have noticed that we are seeing more bears in the neighborhood lately. At our December meeting, we had a member of the community, who is a nature enthusiast, explain that with some of the road construction occurring north and east of us, the bears are being forced to migrate towards our neighborhood (did you know a bear can migrate up to 80 miles in a given year?). That restriction to their migration patterns, along with a high acorn crop in the neighborhood, has resulted in what appears to be increased bear activity. Please keep an eye out for our furry friends and do your best to make things less attractive to them, including not putting out trash until the morning of pickup and keeping garage doors closed, especially if you have a refrigerator in the garage.
Happy Holidays to Everyone,
Alex, Kevin, Paul, Terri and Tom
The Board
As we approach the holiday season, I wanted to let you know that we received confirmation from Santa Claus. He will be touring the neighborhood Saturday, December 12th. If Santa follows true to form, he will start at the entrance near West Hornbeam and drive around the neighborhood distributing candy to the good children in the neighborhood. For liability purposes, Santa has informed us that he cannot throw coal to the bad children.
Santa will be cruising the neighborhood on December 12th between 2:00 and 3:00pm. Remember that it traditionally takes Santa approximately an hour to progress through the neighborhood in a clockwise fashion around the West and East Hornbeam loop and cul-de-sacs.
I hope everyone has a happy holiday season as we progress into 2021. I’m sure we all can’t wait to put 2020 behind us.
Stay safe,
The Board
Sabal Point Homeowners,
I hope this announcement finds you healthy. I feel like I’m obligated to start every conversation and message with: “2020, what a strange year.” It may be cliche at this point, but it is also true. This is the first of what I hope will be a monthly update from your homeowners’ association.
First, the HOA has finally secured a new domain name of www.sabalwoods.com. We will be moving away from www.mysabalwoods.com (we have dropped the “my”). We had to make this change because mysabalwoods.com was not owned by the HOA, but instead was owned by a former board member who moved away from the neighborhood years ago. We were able to track her down, but she no longer has access to the email address associated with the website. Accordingly, we were not able to get ownership of mysabalwoods transferred to the HOA. Now that we actually own the website, we plan on using it to provide monthly updates to the community.
You may have seen that we recently put up signs reminding anyone driving through our neighborhood to take notice of their speed while driving. I wanted to take this time to remind you that the speed limit in the neighborhood is 20 mph. One morning in June, we had a single car accident on West Hornbeam that resulted in a car rolling over and hitting a tree. Please remember that we have many young children in the neighborhood and we have some winding streets with limited visibility as well. When driving through our streets, just remember, “what’s your hurry?” Ultimately, we are all driving through the neighborhood just to get stopped forever making a left at the light near the elementary school.
Finally, I wanted to provide an update on our annual meeting. Typically, the annual meeting is held in June. Obviously, we weren’t able to hold it in June this year due to the Covid pandemic. Unlike our monthly meetings that we can hold virtually online, our annual meeting must be held in person. As new infection rates have started to slow, we are hoping to have the annual meeting in one of our public spaces outdoors to allow for adequate social distancing. In the meantime, if you have an interest in immediately joining the Board (we have a vacancy) or have any questions, please feel free to reach out to the Board at Boardmembers@sabalwoods.com
Thanks for reading and stay healthy.
